Apart from agency fees and mortgage costs, the principal overheads associated with a property portfolio relate to maintenance and landlords insurance. If this sounds like we are mixing together two separate topics, then you might like to consider that maintaining your property in a good state of repair is an important factor in keeping down the costs of landlords insurance.5B6

It is not that landlords' insurance premiums are directly related to property condition; however there is an indirect link that can make considerable difference to you. This is because the total cost of insurance is not just the premium, but also how a claim is settled. If this sounds a bit too much like "big brother" for your taste, it is worth remembering that the money insurance companies p5B4ay out in claims comes from your landlords insurance premiums, so you do not want them paying out more than necessary to other people, or you will end up paying for their largesse.

Of course, it is important to ensure that you have the right landlord insurance in the first place. For residential buy-to-let properties, a standard home insurance policy will be unsuitable, partly because there is likely to be a condition that you are occupying the premises yourself, but also because some of the covers you will require are likely to be missing.

For example, only a special landlord's insurance policy is likely to include insurance for loss of rent and to cover the cost of re-housing a tenant following damage (this is typically up to 30% of the buildings sum insured).

Similarly, most conventional home insurance policies will not cover extended periods of unoccupancy between lets, whereas a specialist landlord's insurance policy will be more flexible, albeit subject to some sensible precautions being taken.

Specialist landlord's insurance policies are also likely to be more accommodating when it comes to property construction; imposing additional charges only on exceptional properties such as those constructed substantially from timber or with a thatched roof. They will also include employers' liability insurance, which is essential if you use direct labour for cleaning, repairs and so on.

Many of the landlords as426sociations provide insurance schemes designed especially for buy to let investors and offering enhanced benefits and reduced costs for members. Adding A Cable Railing To Your Deck

Replacing your old wood railing with a cable railing can really open up your view. Wood balusters are visually obstructive and can make enjoying the view from your deck more like trying to see a movie when the guy seated in front of you is 6 foot 7. Cable railings are becoming popular since the cables provide a safety barrier but with the least visual mass, in many cases almost dis2238appearing from your view.

The main things to consider are:

1. Building code requirements.

2. Understanding the importance of structural rigidity in the post system.

3. What type of posts/frames to use and where to purchase them?

4. Which cable/fittings to use and where to purchase them?

5. Installation, do you hire a contractor to install the railing or DIY?

Building Codes:

Cable railings are allowed by building codes in most areas of the US. In many areas, if the rail is over

30" off the ground, it must be at least 36 inch tall. In a few townships, it must be 42 inch tall. Cables

must be spaced and tensioned to prevent a 4 inch ball from passing through any opening. You should contact your local building code enforcement office (before buying the materials). to make sure any local code revisions are understood.

Structural rigidity:

A cable railing differs from a standard wood spindle railing in that the cables need to be tensioned quite a bit to meet the 4 inch ball code requirement. This places a lot of force on the end posts. For wood spindles it may be OK to have a 3-7/8 inch space between spindles but for cable, cable deflection must be

considered. It is not practical to tension the cables so that they would be impossible to deflect so most

cable railing manufacturers recommend a 3 to 3 1/4 inch space between the cables.

In a cable railing system, the end and corner posts have to be able to handle an enormous amount of force. The combined tension of all the cables can equal the weight of a small car. It is very common that an amateur cable railing designer/builder fails to understand the forces involved and how to safely counter

act them. Seek help from someone with proven experience here or your railing can end up failing your

building inspection and be very costly to rectify.

POSTS/FRAMES:

There are basically three types of material suitable for cable railing posts: metal, wood and concrete.

Note: Composite lumber is not strong enough to be used for cable railings.

Here are the main types of posts and some things to consider:

-- WOOD:

Wood posts can be a good option for rustic style homes. Wood is more visually bulky than metal however so it may not be the best choice where a preserving your view is the primary concern. Wood is a good option for the budget minded as it is fairly inexpensive and can be cut and drilled with inexpensive tools. A

drill press is advisable for drilling holes straight through the post. This is pretty important since you

will be drilling hundreds of holes and if you get one crooked, it will change the "visual line of the cables" and make the whole job look sloppy. Some cable fitting manufacturers offer a drill guide to aid in

this. Wood siding is not suitable for an end post unless there is significant wood blocking behind it and

long lag screw fittings are used.

Many people elect to use one of the exotic (outdoor hardy) hardwoods like IPE (i.e. Brazilian Walnut,

Pronounced e-pay). These species hold up great outdoors but are really hard to cut, drill, rout etc. You

may need to upgrade to professional grade tools to get through this job.

-- Metal:

Metal posts come in a wide array of styles to match your homes architectural style. Metal posts, due to

there high strength, have the least visual mass of the post types are usually the choice where the view is

of primary importance. Metal posts can be purchased directly from manufacturers over the web or you can hire a custom fabricator to build the railing on site (most expensive option). One concern with site built metal railings is that it is difficult to properly finish a railing outside of a controlled factory

environment. Prefab posts are often powder coated and sometimes galvanized and powder coated (for ocean front locations). Metal post systems are usually designed to easily be installed by a contractor or handy DIY type.

-- Concrete:

Concrete can be used as an end post where there is a column or wall that is made of it. Usually the

intermediate posts are made of another material, metal or wood. Do not attempt to mount to stucco over wood as the cables will pull it right off. Understanding the construction of the post is essential.

Cables and Fittings:

Cables and fittings come in a enormous array or types and styles. Seek some advise from one of the

cable/fitting suppliers you can easily find on the web. For ease of installation, look for quick lock

fittings (swage less fittings) otherwise you will be crimping on site which adds a lot of work and

requires special tools. Some companies supply both the posts and the cable/fittings in kit form which

takes the guess work out of process.

Installation

Installation is fairly simple if your handy. A typical deck rail can be installed by a couple of people in

a weekend. When your done, you can sit back enjoy your beautiful view.

The Google News RSS Feed / Google Reader Mashup

My current employer is an executive search firm recruiting candidates for the real estate development and construction industries. I lead their internet marketing efforts; I also am in charge of market research. If I can deliver competitive industry intelligence to the recruiters in our office, they can utilize it to match executive job candidates with employers who need them but cant find them on their own.

The Challenge

There are a very large number of companies worthy of being tracked by my company. ENR (Engineering News & Record) creates different authoritative topic-specific lists containing names of the biggest commercial construction firms. Builder Online lists the largest residential homebuilding firms. Between these two sources, Ive identified about 1,700 companies where it would be valuable to track each & every news story about them. Fortunately, on any given day, only a small percentage of these companies will make noteworthy newshowever, in order to make sure I catch all the valuable information, I need to monitor all of them.

Most logically, I would have to implement some sort of RSS solution in order to track 1,700 companies. Manual entry of 1,700 feeds into a feedreader isnt an option; I dont have any programming skills; and I dont have a budget to find someone to program a solution.

So what did I do?

The Solution: Part 1

When I examined a typical Google News RSS URL, I can determine that the only variable information within each lengthy URL is the term being searched:

http://news.google.com/news?sourceid=navclient&ie=UTF-8&rls=GGLJ,GGLJ:2006-37,GGLJ:en&oe=UTF-8&tab=wn&q=builder+magazine&output=rss

From this information, I can quickly and simply reproduce a Google News RSS URL for each item in my list quickly and easily in Excel.

I then do the following (which is more clearly illustrated in the attached spreadsheet that I strongly encourage you to download by clicking this link):

1) Once I open Excel, I place my entire list of relevant companies into Column B.

2) In Column A, I place the first portion of the Google RSS URL (from http:// up to the variable portion).

3) In Column C, I place the final portion of the URL (&output=rss).

4) I also know from experience that in order to make my feed as relevant as possible, I want to use exact match wherever I can. %22 is the symbol used for quote. I append %22 as the last characters in Column A and the first characters in Column C.

5) I make sure that the code in Columns A & C is copied onto every row containing a relevant company in Column B.

I also need to perform the following global steps in Column B:

1) Replace space and & with +
2) Replace ++ with +
3) Delete all instances of apostrophe.

Here comes the fun part:

1) I widen the columns so that there is plenty of white space to the right of the text in each column.
2) I save the document as a Formatted Text Space Delimited (.prn) document.
3) I reopen the document, choose Delimited, click Next, and then click Finish.
4) I then globally replace space with nothing, generating the list of long RSS URLs.

The Solution: Part 2
(catches breath)

In each of the feed readers Ive used, Ive noticed that one can bulk import feeds into them if they are in OPML, something I admit to not understanding too well. I realized that if I could convert my URLs into OPML, I can then get my entire list of company news RSS feeds into a feedreader. I found Feedshow Goodies (http://www.feedshow.com/goodies/opml/OPMLBuilder-create-opml-from-rss-list.php) through Google, dropped my URLs into the form located on this page, and clicked Create OPML (note that it will process up to about 200 URLs at once). I then saved each OPML file to my hard drive.

I then made the mistake of thinking that my trusty Feedreader 3.07 would cleanly accept 1,700 new feeds. The first OPML import of 200 feeds ate up all my internet bandwidth and slowed my computer to a crawl. Google Reader was the only other feedreader that Ive used, so I signed into it and uploaded 9 large OPML files.

It worked. Google Reader allowed me to seamlessly (if somewhat slowly) import 1,700 feeds and read them all together, allowing me to get a real time news update of all the commercial & residential construction companies that I desired to track.

Suggestions

1) Even though the Google Reader is doing all the heavy lifting, having it open tracking 1,700 feeds will hog your memory, especially in IE. I found that opening Google Reader in Firefox or Opera instead cut significantly the amount of memory used.

2) The one drawback to this process is that the title of each feed is the long ugly Google RSS URL instead of something more descriptive.

3) If you have a lot of stories in your Google Reader, go to Preferences and check In Expanded View, Mark Items as Read as You Scroll Past Them. This feature is a tremendous help in wading through voluminous amounts of data.

4) I found that creating Google News feeds for all news created in the past week gave me the best results. A Google News feed for all company news for each company led to too much information and news feed covering just the past days news seemed to miss stories. In this example, I used News RSS URLs for all company news because they are the most user-friendly. To use this mashup with time-restricted Google News, you will need to click on Advanced News Search, do a sample search with a defined time period, generate the News RSS URL and copy the first portion of it into Column A of your spreadsheet before following the proscribed process.

I now can track news from all 1,700 companies in my Google Reader. Kudos to those good folks at the Plex.

Watch Your Language - It's More Important Than You May Think!

How we 'talk' to ourselves in our head is called our self-talk and all too often it can become self-depreciating or negative, eventually leaving us lacking in confidence and feeling low.

So consider what your self-talk has been like recently. Are you using entirely positive statements about yourself, or does your inner mental chatter contain some negative words too such as 'not' or 'won't'.

Let me give you an example here. Did you ever play that game at school when someone said to you "do not think of a pink elephant"?
What happened?

Most likely you ended up thinking of the very thing you wanted to avoid, in this case a pink elephant! This is because our minds cannot process a 'negative' concept without first of all bringing into focus whatever is to be avoided. In other words the mind has got to call up an image of something before it can process the command to dismiss it.

We always move towards what we picture most strongly in our minds regardless of whether it's in our best interest or not. This is really important to understand when we want to make some positive change for ourselves. For example, it's all to easy to say "I won't do this" or "I'm not going to do that" but in actual fact, all you are doing is focusing your attention on what you actually want to stop doing or avoid. The trick here is to keep all your language positive and focus your attention completely on what you do want rather on what you are trying to avoid!

So my question to you today is how could you change your language to set yourself up for even greater well being and contentment?

After all what you say about yourself and to yourself, will eventually become a self-fulfilling prophesy if you repeat it often enough . So it's worthwhile taking a few moments to scan your self-talk and any negative words or 'labels' that you may have given yourself or been given in the past and then deliberately changing them for something more positive.

For example if your habitual self talk regularly included statements such as "I will never be really law of successful" try modifying this to " I have not been law of successful up until now" and then as soon as you can change it to something really positive such as "I am becoming more law of successful all the time". It's well worth taking a few moments every now and again to check the quality of your self talk to make sure that it is purely positive.

After all your subconscious mind will always go to work on your behalf to create exactly what you tell it to!

Lovely Laos

I have been in Laos less than 24 hours and already i am in love with this place...It truly is, as my guidebook said, "a breath of fresh air". Perhaps it is just escaping the madness and mayhem that is Bangkok but I think regardless of where I've come from I'd find this place magical...

I'm in Vienteinne, the capitol of Laos. It lays in the central south of the country, about 20 minutes from the border of Thailand, in order to arrive here - you must cross "Friendship Bridge" which I find so appropriate, being that these people are so incredibly welcoming and friendly...did I mention this place is also cheap as chips?? well, it is. That is a nice welcome as well (given that I have pretty much blown my budget out of the water).

The city is lush and green because it is on the Mekong River, and as I write the sun is beginning to set, casting that dusky haze over everything, making it that much more beautiful. There are loads of vendors across the street, all busying about in their pointy straw hats selling fruit, fishes, and other asian delicacies whose names I cannot spell or pronounce. This city was once colonized by the French and, like Siem Reap and Phnom Phenh in Cambodia, the influence is not hard to find. Tiny French bistros line the riverfront complete with outdoor "cafe style" seating...much of the architecture includes French style facades and those adorable balconies that are so, so... jene ce pais...men ride around on bicycles with carts full of baguettes attached to them, and if that wasn't enough - there is even an Arch de Triumph here as well! I am already in love with the place. Bangkok can definately wear a person thin...

I arrived on an overnight bus from Bangkok - yes, that is approximately 15 hours of travel by bus. Unfortunately for literary licenses sake, there were no goats, chickens, or even locals aboard - it was strait "farang" (tourists) complete with air-con and semi reclining seats. Nothing interesting there. Upon arrival, I hired a "tuk tuk" driver which is a standard mode of transportation here. They are basically motorbikes that have been "souped up" with bigger engines and are attached to a 2 wheel cart with a little roof and open sides and back, which is where up to 4 passengers sit. They are fun as hell to drive around them - but frightening at the same time, as they seem able to go at mock speeds and weave through traffic (Bangkok is traffic HELL, thankfully there is none here).

I was exhausted, to say the least, but I decided to give the town a whirl anyway. I started down the little streets, strolling up one and down another until I had to find respite from the heat - which, by the way, was just short of unbearable. I sat down to have a drink and put my nose in my guidebook looking for things to do. What tickled my fancy?? An herbal steam bath...yes, that is right, ironic as it sounds that is what I opted for (it sounded so appealing and just so Laos). So I started on my way.

This place was so adorable. It was a wooden stilted building that was open on all sides. Various sizes of hanging plants lined the edges and the slight derelict condition of the place made it all the more charming. Upon ascending the stairs, there is a room where there are wooden cabinets to put your things as well as cushioned benches and a table where detoxifying tea is being served to the mileu of dripping individuals fresh out of the room. To the left is the modest steam room (the only walled-in room) and the entire front area contains 6 beds where you can get a traditional massage. I thew on my sarong and went in...

The room was not as aromatic as I expected, but fragrant still and very small (fit 4-5). Hot coals at our feet generate the steam and a slight smell of lemongrass is in the air. It is lovely and somehow refreshing, even on a record hot day. I went back downstairs and doused myself with the bucket shower provided (sarong and all), had a cup of tea, and went in again. Sigh. Then I got a lovely full body - massage (one hour - 3 dollars...I am not kidding) by a girl who could not have been more than 13.

After my detoxifying stint at the sauna, I ran into 3 monks who were very curious about me; where I was from, where I had been...etc. and I chatted with them for about 1/2 hour. I was slightly caught off-gaurd by their openness, as they are usually pretty discreet, and I was careful to try to remember all the things NOT to do, namely: touch them. A woman touching a monk in any way shape or form is tantamount to dirtying his purity. They wanted to look at my necklace, and all of us were careful not to accidently make contact. Finally, I took some pictures of them, and tried to excuse myself.

Then they hit on me.

Yep, 3 monks actually hit on me. It was hysterical. They told me it was "woman's day" - that I was beautiful, and could they be my husband? I chuckled and just waved goodbye, not sure what kind of karma I acquired for unknowingly seducing 3 monks.

Anyway - that was my day and I feel like a million bucks. I am so, so, incredibly happy to be here, and I just cannot wait for what lies ahead.

For now, I'll settle for the sunset over the Mekong.

The Geriatric Set: Accommodating Elderly Cats

Coming to terms with ones own mortality is something we all have to face at one time or another during our lives. Ive had my own share of introspective moments on life, as I have seen the decline of elderly relatives health, and experienced the aches and pains associated with getting on in years (and Im only 36-years-old). The aging process forces us to make adjustments to cater to surfacing limitations, whether we like to embrace them or not.

Our pets zip through their lifecycles much faster than we do, and that point when we need to start making special concessions for them can sneak up without warning. I am currently the proud owner of three fuzzy felines, two of which are in the midst of their twilight years. Gst (15-years-old) and Betty (10-years-old) may revisit moments of their youth by the hyperactiveness that is Otis (8-months-old), but I can see the aging effects when compared to the young spitfire. About a year ago, I started doing things a bit differently to make life easier for them, but it has since spiraled into me spoiling them to the point that they have got to think they hit the kitty lottery by having me for a father.

The first step to easing them into the geriatric state was a food adjustment. I started giving them soft food twice a day, mainly for two reasons: its easier on the brittle teeth, and the love it, which means that it will be eaten and they will maintain their weight. Of course, none of this really applies to Otis at this point, so he gets to enjoy the benefit of having older siblings.

Lately, Gst has been getting thinner despite the fact that he is eating regularly and still has a hearty appetite (hes the first one to come begging for the afternoon snack). Having seen the decline of a skinny cat last year, Im not pulling any punches and giving him just about anything he wants in order to keep his weight up. This means lots of extra kitty treats and saucers of cream when the other two are not looking. He has already surpassed the 12-year life expectancy for his breed (Scottish Fold), and Id like to keep him around a bit longer, no matter what it takes.

Betty seems to be going through some type of kitty menopause, as she has got a new fire in her belly and an attitude that rivals the most ornery teenager. She will hiss at the other two if they even look at her funny, let alone dare to walk up next to her. I know this has a lot to do with the kitten, but her hissing is getting a bit out of control. She seems to have rubbed her throat raw and tends to go into hairball-like coughing fits at least once a week. I coddle her to no end, letting her know that she is very loved, despite the fact that she thinks I brought in Otis to torture her. We have our special alone time when I watch television in my recliner chair, which I believe she looks forward to every day.

Ive also noticed that Gst has been derelict in his self-cleaning duties. As an all-white cat, he has always been very pristine and anal about looking his best, but lately he has been a little nappy-looking. It appears that he spends more time bathing the kitten than himself (and the kitten is not so great at reciprocating the favor). I brush him regularly, and that does a good job of picking up the loose hair, but I needed a little something extra. In comes the ionizing brush my mother sent me! I wont pretend to fully understand the mechanics (or is it physics?) of ions, but it does seem to be working well. Gst and Betty have silkier coats and totally enjoy the feeling of being groomed (Otis has not gotten to experience the new brush just yet, as he wants to chew on it any time it gets close to him).

To further cater to the needs of my kitties, I purchased a mini staircase to facilitate the processes of getting on to my bed (their favorite napping destination). I figured this was a necessity, as they were have more difficulty with the jump. A couple of years ago I got a new bed, which included a pillow-top mattress. This mattress is about an inch taller than my old one, so that presented another hurdle (no pun intended) for the elderly twosome. Throw in the bulkiness of a down comforter, and it became quite the daunting task, but they managed.

Over the past couple of months I noticed that something needed to be done to help them out. Betty would make it about three-quarters up, and then claw her way to the top as if she were scrambling for safety at the edge of a cliff kind of funny to watch, but not fun for her to go through (nor is it good for the condition of my mattress and bedding). Gst would sit on the floor and try to gauge the trajectory and angle of the jump, contemplating whether or not he could actually get up there. Its a pretty pathetic thing to witness, as I can see the frustration in his eyes when he thinks he cannot make it. Sometimes he makes the effort, while other times he simply walks away feeling dejected rather than repositioning himself for an attempt. They took to the stairs almost immediately, and have since grown quite accustomed to it even Otis finds pleasure in it, though he mostly uses it as a jungle gym or a launching pad for attack.

If I had to choose one special thing I do for the cats that might be deemed to be excessive, I would probably have to say its that I build fires for them in the winter. When they hear me rattling around the fireplace, they come running knowing that an intense heat-absorbing nap is in store. Of course, I get the benefit of a warm apartment when I have a fire, but I mostly do it because I know the kitties love it, and its so damn cute to see them sprawled out in front of it, oblivious to the world around them.

Watch Your Language - It's More Important Than You May Think!

How we 'talk' to ourselves in our head is called our self-talk and all too often it can become self-depreciating or negative, eventually leaving us lacking in confidence and feeling low.

So consider what your self-talk has been like recently. Are you using entirely positive statements about yourself, or does your inner mental chatter contain some negative words too such as 'not' or 'won't'.

Let me give you an example here. Did you ever play that game at school when someone said to you "do not think of a pink elephant"?
What happened?

Most likely you ended up thinking of the very thing you wanted to avoid, in this case a pink elephant! This is because our minds cannot process a 'negative' concept without first of all bringing into focus whatever is to be avoided. In other words the mind has got to call up an image of something before it can process the command to dismiss it.

We always move towards what we picture most strongly in our minds regardless of whether it's in our best interest or not. This is really important to understand when we want to make some positive change for ourselves. For example, it's all to easy to say "I won't do this" or "I'm not going to do that" but in actual fact, all you are doing is focusing your attention on what you actually want to stop doing or avoid. The trick here is to keep all your language positive and focus your attention completely on what you do want rather on what you are trying to avoid!

So my question to you today is how could you change your language to set yourself up for even greater well being and contentment?

After all what you say about yourself and to yourself, will eventually become a self-fulfilling prophesy if you repeat it often enough . So it's worthwhile taking a few moments to scan your self-talk and any negative words or 'labels' that you may have given yourself or been given in the past and then deliberately changing them for something more positive.

For example if your habitual self talk regularly included statements such as "I will never be really law of successful" try modifying this to " I have not been law of successful up until now" and then as soon as you can change it to something really positive such as "I am becoming more law of successful all the time". It's well worth taking a few moments every now and again to check the quality of your self talk to make sure that it is purely positive.

After all your subconscious mind will always go to work on your behalf to create exactly what you tell it to!

How to Express Yourself to Others

One of the hardest things to do when youre communicating with someone is expressing yourself. How many times have you said something that just didnt come out the way you wanted it to? How many times have we said something that we really didnt mean, but we were too frustrated to stop it from being said?

Whats more, some people have a fear of expressing themselves at all. Theyre afraid to say something that might cost them a friendship. Or they bottle everything up tight and seize up at the mere thought of sharing their true emotions.

This can be a constant struggle for people. However, it is something that can be conquered. If you are struggling to express yourself to others, or you know of someone who struggles, then read on. This article will show you what you can do to open up with others.

THE IMPORTANCE OF COMMUNICATION

Every being on the planet communicates in some fashion. And the more complex the form of communication is, you will find more complex relationships as well.

Human speech is the most complicated form of communication in the world. We have so many ways to express ideas, feelings, dreams, suggestions, thoughts, intents, love, rage, desire, and so forth. Consider this list of words:

  • Tiny
  • Sizable
  • Usual
  • Big
  • Small
  • Large
  • Normal
  • Gigantic
  • Minuscule
  • Humongous
  • Microscopic
  • Minute
  • Huge
  • Average
  • Outsized
  • Regular
  • Short
  • Tall

All of these words are indefinable. Try to define big. Uh, not small? Then what is small? Not big? You see, these words convey subtle differences to us, and yet they are all relative words. They depend upon what you are comparing them to. An ant is tiny compared to an elephant, but is large compared to a fruit fly, while the elephant is microscopic when compared to our solar-system.

Words have meaning to us. Subtle differences in each word will convey a slightly different idea. Huge and gigantic have subtle differences. We think of gigantic as bigger than huge. Thus, the words you use in your relationships are of powerful importance. The person who said, Sticks and stones may break my bones, but words will never hurt me, never had a complex and in-depth relationship. Words can hurt.

Words have the power to give life and death...especially in relationships.

So it is important that you learn to express yourself. You must learn to convey your thoughts, ideas, dreams, ambitions, hopes and emotions to those that you share a relationship with. Your inability to do so, will damage your relationships.

DANGERS OF NOT BEING ABLE TO EXPRESS YOURSELF

  1. If you have a fear of people, people will avoid you. Its a vicious cycle. You avoid people because you fear that they will hurt you. People see your aloofness, and either think the worst (that youre stuck up), or grant your desire and leave you alone. Then you wonder why it is that no one likes you.
  2. When you cant open up to people, people will feel that you are unapproachable. Youll have a hard time getting close to people when you bottle everything up inside. Your relationships will all be shallow.
  3. Your inability to express yourself will haunt you in times of trouble. Youll need help, youll want help, but you wont seek it. Youll hide. So, no one helps you. Then you grow resentful and angry.
  4. Another danger is that of isolation. You build walls around your emotions and people instinctively leave you alone. That might be what you wanted at first, but your life will be barren, and empty. Life is relationships. The stronger your relationships the more joy youll have in life. No matter if it is with your mate, God, children, neighbors, co-workers, friends, relatives, or even yourself, you must learn to express yourself.

TIPS ON EXPRESSING YOURSELF

Do A Lot Of Reading

Reading will help you learn how other people express themselves. Pay attention to word usage, diction, flow, voice and tone. These will give you ideas on expressing yourself.

Look up words that youve never seen before. Use them. Theyll provide you with many and myriad ways of expressing your emotions. Often, Ive found that a single word does better expressing what I feel than an entire paragraph of sentences. Learning new words will help you express yourself better and reading will help you to learn different ways to do so.

A wise man once said, not every reader is a leader, but every leader is a reader.

Do Some Writing On Your Own

Do a variety of writing. Start a novel. Write letters. Keep a journal or diary. Often, youll find that writing helps you to think your thoughts through. In the heat of an argument, youll often say what you dont mean in a tone that creates more resentment. Writing will help you organize your thoughts. Itll give you focus and direction.

Dont Fear Peoples Judgment

Social anxiety is not a disease. You cant catch it from someone who has it. It is a spiritual state of mind that is the direct result of fear. There is really only one type of fear and that is the fear of the unknown. Dont fear what other people think about you. Honestly, your imagination will create far worse scenarios than what most people will ever think.

To overcome your fear, try asking for their help. Try this, Im having a hard time expressing myself, and I thought maybe you could help me. Saying that will invoke an instinctual need that most everyone hasthe desire to help and feel needed. Hardly anyone will be critical of you when youve asked for their help.

It also sets the stage to retract what you may say when you say it wrong. Since youve already warned them that you are struggling with expressing yourself, when you actually struggle with it, theyll just shrug it off. Its a great tool to overcoming your fear of other peoples judgment.

When Youre Upset, Write A Letter

If youre furious at someone, then go ahead and write them a nasty letter. Just dont give it to them. Sleep on it. The next morning, go back over the letter. Youll find that your attitudes and perspective have shifted. I seriously doubt youll send the letter under those conditions.

But more than that, sending someone a letter that is well thought out is a great idea when youre trying to express yourself. Look, letters cant be argued with, they cant be interrupted, and you cant derail the train of thought. In fact, even if the letter is negative, most people will read it all the way through.

Sometimes a well worded letter will allow you to convey your feelings where a conversation would not.

Be Mature When You Express Yourself

I dont take people seriously when they rant, rave, swear, cuss, insult, deride, mock, or get stubborn. These are immature attitudes that prevent and hinder the expression process.

Here is a rule of thumb. If they are willing to talk about others behind their back, they will do it to you too. Lets stay away from the unproductive gossip, the insults, the profanity, and the finger pointing. These accomplish nothing. Think about it, when is the last time you actually made a situation better by swearing at someone? Maturity in conversation is thoughtfulness, consideration, and the willingness to listen. Show respect to others and they will respect you.

Ask Questions

Youll be amazed at how easy it is to express yourself in the form of a question.

But the short of it is this, questions allow you to interact with others. They involve you in their thoughts, feelings, worries, and cares. This provides an opportunity to express yourself better to them. Expression is best done when there is good interaction. Thoughtful questions provide this platform.

China is no exception, but China is truly fortunate to have nations to look towards like Japan, Germany, the United States, UK and Australia for answers to solve its mounting environmental issues. Currently at the top of Chinas list is the need for clean water, that always comes first and with that a way to process human waste and industrial run off so as not to pollute its water or food supplies. Currently like many industrialized nations China has dead zone off her coastal areas, which are causing problems with fishing and health.

Many rivers in China are polluted as well, similar to our Hudson Bay not more than a couple decades past. The Flooding of Chinese valleys and farmland also lead to waste in the water supplies, making for unhealthy situations. Combine this with many of the Southern and Eastern Provinces, which have many people living with animals it is a recipe for disaster. China will need the worlds help and technology to solve these problems so it can continue it potential eventuality along side India and the United States as the most powerful nations on Earth. In 2006 China will continue to work on solving its pollution issues, but it will get worse before it gets better, as it takes time to build the kind of infrastructure they will need to proceed into their future as the dominant leader of that part of the World. Think on this.

Do You Know What Kind of Government Insurance You Have

Do you know who to contact when you are laid off of work? When you are hurt at work? When you are too ill to work - short term - long term? Do you know the difference between State Disability and Federal Disability? If you have answered yes or no to any of these questions, read on.

Life today is complicated. Medical Insurance is complicated.

I will ask you this question again? Do you know what kind of medical insurance you have? Do you know what is covered under your insurance plan? Do you spend a fortune every month for medical coverage and do not have a clue how it will affect you until it is too late?

Well if you answer this question honestly, you will realize that you are not alone. Most people do not know what their medical coverage will cover until you are hit in the face with the reality of what your insurance coverage does not cover.

(1) When your life changes and you are laid off of work, hurt at work and became so ill you could not work what are your options?

(2) When you are laid off of work you qualify for unemployment insurance.

(3) When you are hurt at work you qualify for Workmans Compensation.

(4) When you are ill and can not work you qualify for State Disability.

(5) When you can not return to work and have been off of work for one year or in some cases less you qualify for Federal Disability.

-When you qualify for permanent disability on a case by case basis you maybe entitled to Medicare Insurance.

The confusion between State Disability and Federal Disability is completely confusing and I am afraid there are many consumers getting lost in the red tape, medical jargon and all the complications the goverment agencies throw at you.

When your work status changes and you return to work do not assume all of your benefits have been closed. You work a year or longer and your work status may change. The (5) types of government insurance can change with each separate problem. Always call the Social Security office before you start or stop any of the above Insurance Plans.

With one phone call you will save yourself money, stress and you will receive the help you need.

The Atlanta Motor Speedway is situated on 870 acres in Hampton, just 25 miles south of Atlanta. Five Steps Towards Greater Self Confidence

We watch the star athlete calmly make the final shot, score the winning goal, or lead his team for a touchdown in the final minute of the game. We marvel at their talent and their determination, but what we value and admire most is the supreme confidence they display they know they will succeed.

Confidence is an attribute that is alluring, attractive, valuable, desirable and contagious. Most everyone aspires to greater levels of it, even if they feel confident most of the time. It is a trait that will help us create greater results for ourselves and when leading others. Any trait with this much benefit is one worth developing. And yes, you can develop and strengthen your confidence.

Consider these five steps as the building blocks for greater confidence in any part of your life.

1.Remind yourself of past successes. Confidence builds on past success. Since you have had success before, you can (and will) have it again. We strengthen our confidence in any activity when we review or remind ourselves of past successes. If you are trying to build confidence in a new area, past success can still help us strengthen our confidence. For example, if you have had success in doing something new in the past, review those experiences when trying something else new even if it is in an entirely different part of your life.

2.Read and listen to positive materials. Fill your mind with positive and affirming words, ideas and stories. Read things that enhances your skills or knowledge in the area in which you want to build your confidence. Read materials that are generally uplifting and affirming, and read biographies of successful people. You will find that many of them had troubles in life, came from tough situations and still succeeded. If you have ever thought, Well, if they can do, I could too. Then you realize that we can build our confidence by reading about others stories. Reading and listening to positive materials is about reinforcement, encouragement, and learning. All three of these components are needed for greater confidence.

3.See your future success. Olympic athletes, corporate executives, and successful people in all sorts of endeavors visualize future success. Confidence will grow when we see ourselves succeeding. Think about it, if you know you will succeed, your confidence will soar, right? Visualizing future success does that very thing for us. Our minds cannot tell the difference between something real and something vividly imagined. So vividly visualize your success. What will it look like, smell like, and taste like to have succeeded? Who will be with you, what will you be hearing and where will you be? How will you be feeling at that moment? Putting this much detail into your vivid picture improves the likelihood of success, and supports greater confidence!

4.Reframe failure. Thomas Edison spent a long time trying to create an incandescent light bulb to create light from electricity. He is attributed with saying, I have not failed, I have discovered twelve hundred materials that dont work. 1,200! Perhaps you feel you can reframe your failures as learning experiences as a chance to find out what doesnt work. But would you be able to do so 1,200 times? Know that failures will occur - and your confidence wont be as shaken when they come. Use the failures as an opportunity to learn. Realize that every failure puts you that much closer to success. When we reframe our failure as a learning experience we reduce our fear and increase our confidence.

5.Take confident action. You wanted confidence to help you try and succeed in new ways, right? So get out there and get at it! You have to put your confidence to the test. You have to practice. And, while you are taking action, make it confident action! Remember that if you act confident, you will be more confident. Review the other steps you have been taking to build your confidence. If you are driving towards your new action step, remind yourself of past successes, again. Visualize the successful outcome, again. Build your confidence at every step of the way, but remember it all must lead to action.

These steps are a regimen for strengthening and building your confidence in any life situation. Use these steps and I am confident, you will be more confident.

Resumes That Opens Doors - Two Things You Need To Know To Make It Happen

When you are in the process of writing your resume, it can be a daunting task. It is probably fair to say that it is one of the more difficult tasks you have to complete in the pursuit of employment. It shouldn't be, but it is. The reason it is so difficult is because we try to list every known detail about our experience and career. That is where we make the first mistake.

The first thing you need to know about writing a good resume that will get attention is to realize that you can offer too much information. As odd as that seems, it's true. Why? Human Resources professionals and hiring managers find it very difficult to review resumes that contain lines and lines of print with very little white space. Typically, there are just too many resumes to review and a biography is not what is needed. Don't ruin your chances of being considered for a position because you are too wordy. A resume should be an outline, or overview, of your experience and abilities only. Give the person reviewing your resume a reason to want to interview you. You want to fill in the particulars in that interview. If you offer too much, the manager may make a decision to rule you out without benefit of an interview. So, bottom line, make your resume appealing and easy on the eyes. Write in an informative, concise manner with lots of white space.

Secondly, let's talk about the most important part of your entire resume, your summary of qualifications. The summary of qualifications is the very first section of your resume following your heading or personal information. Some list an objective before the summary, but it is strictly optional. The summary is not optional and must be written in a way that conveys to that manager all of the important aspects of one's experience and career including skills and traits. This part of the resume is the most important because most managers spend an average of less than one minute reviewing a resume on the first pass. If the manager doesn't see what he/she is looking for in that summary, your resume may be discarded. Usually managers will review that summary and if minimal requirements are met, that resume is laid aside with others for a full review later. You want to be sure that your resume is in that stack and not cast aside.

The summary of qualifications is simply a summarization of all the important aspects of your career brought to the top from within the body of the resume. A good analogy is cream rising to the top. If you knew that the summary was the only part of your resume that a hiring manager might see, what would you make sure that manager knew about you? Anything you want known about you must be in that summary. It could very well be the one paragraph on your resume that draws attention to you and leads to that sought-after interview.

Resumes can, no doubt, be very difficult to write. However, if you focus on these two important areas of your resume, it becomes a much simpler process and those doors will begin to open for you.
